@Hannah Wilkinson It can definitely be an advantage to work with a buyers agent and it's no cost to you. Just take your time and choose an agent you can trust and that is willing to work with you. Hope that helps some.

Hmm well not an expert but if file is in underwriting already then they already have title work, if they ordered a survey that should already be done. I don't quite understand A. Typically after a file is approved by the final underwriting the property is ready to be closed. Not sure if that helps but wanted to try.

@Michael C. JV stands for Joint Venture. So there could be a ton of different reasons and ways to have a "JV" it all depends on why two parties are partnering together. Common form is to see on party fund an investment and one party do all the other work. Also common to see for wholesaling if one party has the house under contract and the other has a buyer they will do some type of JV to split profits.

@Andy Ballester So not sure the exact situation situation but I know that most asset managers have to put the property up first under owner occupant then it will be opened up to investors. To me I have always seen it as a standard they set up not so much that they want homeowners to live in a dumpy house. I'm wondering if that is what the agent was trying to say and was just a short answer because they weren't too excited to help on the house.
