@Martha Daisley There are several main online auction sites and all are a little different in how they work. Auction.com Is the one that starts at the lowest number but of course it gets bid way up during the auction. This site also requires a deposit to be held on a credit card of 2,500 before you start bidding on a property. Please let me know if I can help any more.

@David Zachery Guess it depends on exactly what type of partner you are talking about. For us we use investor partners on our properties and we use a simple JV agreement for each property. Let me know if you have more questions or if I can help in any other way please let me know.

@Nick G. Our entity is just an LLC. Not saying it's super right but have met with a cpa and ran everything past him and it seemed to be fine. Hope that helps some let me know if you have any other questions.

@Kaelyn Hearn Welcome to the site! There is a ton of information on here as well as some great connections. Cash flow is a personal decision really and will depend on the financing you get. cash on cash return for passive income should be somewhere around 10% ideally. @Joseph Lewis I guess it depends on exactly what you are looking for. Are you looking to partner with investors for money to help fund the deal or are you looking to partner with those who have experience in running the deal finding the property and such? Really this place is a great place to find either. Let me know if I can help more at all.

@Tanner Nicholas A little late to answer your question but I think the cheapest two options are:

1. hard money lender - you should be able to get a loan for 20% down on the overall investment. 

2. Private lender/Investor - If you can really bring some value knowing the real estate areas and help run the managing of the rehab I'm sure you will be able to find an investor willing to put up the capitol and split profits with you.

@Ronnie Monroe Welcome to the site! Tons of great information on here and some awesome connections. As far as your question It all depends on the reo company. Fannie Mae always wants 10% EM some others though it's up to you and whatever you want to offer they don't really have a minimum but I would find it hard to believe they take something less than 1k. Again all depends on the company/seller I have also given as little as 300 for EM.
