Exactly. It's the best of both worlds to me. keeps material purchasing simple and then i'm only having to pick out maybe 2 bathroom tile choices each time. Keeps it quick and efficient but still my houses are different. Ahh the one thing I forgot was that I do change the exterior paint on each house (if i'm painting it) that alone makes the houses look different.

@Dave Charron Congrats on the volume that's a big step! We use 2 sets of finished a "warm" and a "cool" the warm has espresso cabinets and oil rubbed bronze finishes, the "cool" has brushed nickel finishes and white cabinets. We do however change the tile in the bathrooms on each house to me this keeps a different look with minimal time spent on picking it out.
Majority of the time 80% of our finishes are the same.

totally depends on your goals and really to me it depends on your connections right? So if you have an awesome line on a contractor that you trust with your life sweet man generate some capitol with a flip. If you don't have a connection at all really and aren't that familiar with a rehab yourself then yeah maybe go with something that just needs a light painting and such and keep it as a rental.
Look at your connections, passion, and knowledge and then base your decision off of that. No right or wrong answer.

@Abhi Patel I have not done anything in particular in Berwyn. I have heard from a few contractors that I use that the city can be pretty difficult to work with but i'm sure depends on the house and contractor as well.

Find an agent willing to give you comps. Ask for everything sold, pending, active in surrounding 1 mile radius and then go look at every number and every listing and find out why it sold, why it didn't sell... don't just ask for comps because then they can leave out different properties ask for everything. May take a little to find someone to do this for you but honestly it takes someone about 10 minutes at the most.

@Omari Bookal So is it worth it is totally dependent on you right? So if your a hustler and can motivate yourself willing to put in calls and the hustle then yes get it tomorrow. If you're more passive and wanting real estate to come jump in your lap then no it's not worth it for you. There is no downside to getting your license, what is the biggest con? The cost? Then do 1 deal a year and it pays itself off.
How difficult ? It's not the easiest thing in the world but again if you're committed to it then you will get it done. I passed my in two weeks. I put my back to the wall and made it my only option It had to work.
You can do it but you have to apply yourself, work for it and make it happen like it all depends on you because it does. You got this
