Hi BP - looking for the best and cheapest skip tracing service/website that you guys know about. I have gotten a ton of unable to forward mail back from my direct mail campaign and need a way to find these absentee owners. Any and all help is greatly appreciated.

Does anyone know if NJ allows a Series LLC? I'm thinking it does not. But if it does, and I've already formed an LLC, can I turn that LLC into a SLLC?

I'm negotiating on a deal on a 4 bedroom, 1 bath cape in Mercerville, NJ. I'm looking for a JV partner to bring the money for purchase, closing and renovation costs.
The numbers are as follows:
Purchase Price: $120,000
Renovation $ 30,000
ARV $200,000
Gross Profit $50,000
Closing Costs(buy and sell with commis) $17,000
Potential Net Profit $33,000
I will manage the project. We can split the profit.
I'm looking for local partners only that can show POF when we sit down for coffee.

Hello BP community. Hopefully I can get some help here. I'm looking at a 4BR/2.5BA home this weekend in Burlington Twp, NJ. I can't seem to gather any information on rent comparables. Can anyone suggest any places to get this information? Or if anyone knows what a house like this should rent for in Burlington Twp, please let me know. It's a SFH ~2000 sq ft
