Hey, @Sean Grimm welcome to BP online. Ive listened the podcasts for awhile now, but just started using this.. If i were you, (being paid to be plugged into the financing world). I would try to learn about all the different categories of everything your job ever could be and remember my favorite.. Then dive into the most practical...  Then learn everything.

At the same time, get to the point of analyzing different properties effiecently, and RUN through them for fun. (that way you can pull the trigger accurately w/ your OPM infinite bullets)..

Lastly, look at it really simple..You have financing, you need the right people that need financing. So find people who want to utilize it the strongest. Bet on your mutual apprectiation  (I made that term up)

Dont forget talents, dreams, constraints, and gratitude. Then off to the races you go..

@Kevin Siedlecki nice safe, secure. I like it. I ask because Im trying to begin with the end in mind.  I‘ll learn whatever necessary (cause i gotta learn somethin)..  just trying to put it all together.

@Robert M. I say "one and only shot" really more for emphasis i guess. But I'm 22 and feel like every day you dont fight your way out, the rat  race pulls you in. Whatever i go through i want my investment to make it.

no, thats a solid plan, and seems perfect for what  I asked... But, ill probe further.

At "Year 4"  with everything you said that far,  would you consider going into 5+ properties (Also living for free) or stay and amass residential? Why?

I guess ill let this post die  out, but again thanks to everyone even though I'm not mentioning.

If you had 20,000... and this was your one and only shot. How would you escape the rat race?

p.s. I want vacation homes, but answer however you'd like.

the latest.. is what i want.

that and a job (short term goal) in an appraisers office/realtors/property management. or related. I need to get my hands on something sooner vs later.

in my defense though... "Why should an investor pick me?" is a serious question to tackle... im workin on it lol.
