I agree with @Greg Miller - you can do OK in Decatur in the right area with the right property.  I own a four units off the Beltline that I'm not sure I would do again.  However, I also own some near downtown that do OK.  Downtown has some cool things happening and it isn't too far from good jobs.

@Brian Reynolds I like anywhere in Madison and most neighborhoods along I-565.  Anywhere in South or East HSV works too if you can find one where the numbers work.  Medical District is great like @David W. mentioned.

However, seems like anywhere in the HSV area is moving up with the job growth the city is seeing right now!

Hi Jerry, I personally don't buy in that area. If I did buy, I would be more likely to do a flip in that neighborhood than a rental.  I'm not seeing much development going on in that side of town to keep property values up.

Good luck @Johnny Dee, I've heard good things about Rocket City but I personally haven't had any business with them.

If they don't work out, give Dietrich Rentals a try.  They have a staff of four and Carolyn & Shy are real bulldogs when it come to taking care of problems.  They manage 8 of my properties & I've been happy so far.

I use Dietrich Rentals for some of my properties and I've been happy with their service so far.

Hey Elisa, I got your colleague request.  I'll send you a PM tonight, my phone's flaking out so I'll have to use my computer.

Tim, I'd love to learn about what you've got going on with airBnB.  Are you having success in HSV,?  I'll send you a PM too, let get together!

Contact Christy Harris, she has helped me with ten transactions so far.  She is active here on biggerpockets.  She is an investor herself and knows her stuff.

I'll be able to help you too soon, headed to take the RE salesperson test in an hour.  I should be studying instead of reading biggerpocket!

Only normal RE transactions. Been happy, he helped me out with a JV and a purchase contract.

There's a guy named AJ Cole on BP, you might check with him.  He seems to be a successful wholesaler in this area.  I'm on his buyer's list but I haven't done any business with him yet.

I've always used Todd Howard w/redstone title for my closings.  Reasonably priced and competent.

National Bank of Commerce is a good local Huntsville lender.  They do conforming 30 year investor mortgages w/20% down.  They do multifamily commercial loans too & they have loaned to me 80% of appraised value.

Madison, AL is a good place to watch for investment property too.  It is adjacent to Huntsville and has very desirable school districts.  I'm an investor in the Huntsville area but I haven't had much luck finding small multifamily.  I hope you have better luck than me!
