I'm evaluating two mobile home parks with about 70 pads between the two. Both properties have separate electric & water meters but the property is on septic systems. 

I'm not familiar with septic systems. What are the costs associated with them? 

The rent is about $150/pad so I want to make sure I have a good handle on all the costs.

A private sewer is being installed in the area, would it make since to connect or just maintain the septic systems?

$475-500 might be pushing it for a 1/1, $425 sounds about right to me. I also consider that area C/D neighborhood. I personally don't buy in 35805 unless it is north of Drake Ave.

@Joseph Todd I'm a local investor and I use National Bank of Commerce and they've given stellar customer service for both commercial & convention lending. My last quote for a commercial loan was this summer @ 5.5%, 20 year amortization, 5 year fixed.  They also seem tighter on outside investors.

I can vouch for Carolyn Dietrich w/Dietrich Rentals. They manage ten of my properties in HSV, Madison, & Decatur and do a great job.

Hi Colby, my property manager uses King's http://www.kingshandyman.com/

I don't have any first hand knowledge with King's but their prices seemed reasonable when my PM has had them do work on my properties.
