If I can't walk in, I will walk away.  Something he don't want you to see that will affect the deal.

I get paid rent a number of ways.  Some pay thru Zelle, some make counter deposits, and some make account to account transfer if we both have accounts at the same bank.

congrats in being an action taker. I have invested successfully site unseen. At the beginning you can easily make a mistake. The more you do it, the easier it get. I suggest though in the beginning get someone on the ground in that area. Find a realtor or handyman or contractor to look at the property and the neighborhood and send pictures. Also for a 2nd opinion you can use a person who have no interest in making any money on property to take pictures and send them to you. My experience with auction sites is they don't enforce the earnest money deposit when you don't go through with deal. I may have been lucky that they didn't follow through on it.

First and foremost, there will the dreamers and talkers who will dream and talk but won't act. Some of it fear of failure, some is laziness, some is lack of priority, and some is weak and/ or improper mindset, and some is plain financial mismanagement. At end of the day, one must find a why that for you that will refuse to let you fail. In short, figure out why you must succeed and your dreams will start becomes a reality. Making a plan for action and follow thru is a must. Being flexible is a necessity along with setting dates for taking action and achieving goals.. Be self discipline and continue to upgrade your thinking, your plans of action. Plan your work and work your plan. I have taken a homecation when I get overwhelmed. But my why will always bring me back into fray and I get back on that horse. I have found keeping my mind on the prize will get me that prize. Also affirmations said with feeling helps the mind stay focus. Also using momentum will get you pass many obstacles along the way, so use it for all it worth. There are many doors to real estate success. If you want it bad enough, this too will come to pass.
