I have had my tenants pay rent by using Zelle, Cash App, and giving them my bank info to deposit in my account.

Uncooperative tenant I would tolerate.  Eviction would be eminent.

I use the vinyl plank in my rentals.  So far so good. All my tenants love the wood looking floors.

When I invest out of state I prefer 1980 and newer.  In L.A. and the greater L.A., it really doesn't make much of a difference.  I have had homes in L.A. and Long Beach built in 1920s that was both very desirable homes because of their location.  I have seem eyesores become jewel here in the L.A. metro.   Also what price point do you prefer.  I have preferred $50k and less out of state. As I grow my portfolio, I'm increasing to $100k.  So how do you prefer to build your portfolio?

Go East young man!  If you want to really get started now, get out of Cali and go East to invest.  Only action takers get the rewards.  Wannabes, see you later.  Desire is good, but taking action is the only dependable things that will take you to your Nirvana.  If you want to invest with less cash, miniumun you must forgot the coastal cities.  Even San Bernardino, Palmdale, Stockton are better.  Leaving the state would be even a better move.  Good luck on your journey.

It is a excellent idea. I'll will definitely using a VA for the very same reason you are in the not too distance future.
