Hello NH BP'ers,
I've searched the forums and surprisingly haven't found much relating to this topic for our state New Hampshire. I'd like to know how you've structured your business (or haven't), and why? Also what strategies are you using within ie: flip, wholesale, hold ect

None of the "rules" are really set in stone. They are just a quick guideline to help weed things out. The proof is in the pudding, and running all the numbers on a potential deal is how you actually know what you're looking at.
I think it'd be beneficial for you to share your numbers and the town you're looking into for one of your potentials. This way we can all take a look and let you know if it will indeed cash flow the way you expect.

Hello BP friends from New Hampshire.
I'm currently going through the classes to get my license, and would like to hear from other Realtors which agency you think is the best and why?
I am mainly taking this path for knowledge, speed, and access to data that will aid in future investment deals. If I sell a house or two along the way that's nice, but it isn't my main focus.
So, what do you think would be the best fit for me? 😁

I couldn't agree with Brandon more. The tenant is responsible, and could probably just move the siblings things out being that she's not in the lease.

Sounds like your insurance should take care of it. Hopefully the police or fire marshal can catch the person who did it, then charge them with the crime, so you can receive restitution.

You won't need to do anything if the victim does the right thing with the police and courts. There will be a restraining order preventing the abuser from being anywhere near the victim or the residence.
