Things like DSCR loans will not work with this. You will have to go with a commercial loan or preferably a SBA loan.
The process is pretty long to buy such an entity. We looked at buying and existing Bed and Breakfast years ago and decided not to move forward as we couldn't really relocate easily. There was a lot of paperwork and stats to track down. It is doable, but be ready for the trek.

I currently own an STR in Tennessee but I have always wanted to own a campground and add glamping sites to it. I'm looking to connect with experienced investors who know how to analyze these deals and manage operations.

Welcome to the area! I actually live in Attleboro. I purchased my home 5 years ago and have seen it appreciate a lot since then. Your numbers have to make sense if you are planning on running it as a rental down the road. With these older homes comes larger CapEx.

I am trying to calculate my DTI and am unsure if I should be adding in gross revenue from my STR that I have owned for less than a year. Not sure if I can add this in to lower my DTI or not.
