Got my first sub2 in the works just trying to make sure I have the forms correct. I’m using a P+A like I would wholesaling correct? But I’m also adding a subject to existing mortgage in the agreement correct?

Does the refi phase depend on my credit? Just want to make sure so I’m not surprised because I thought the only thing that mattered was the appraisal of the asset? Any advice or info would be great.

So was wondering If i could BRRRR a owner financed home? Or is that dependent on the written agreement? I have a home that needs a lot of repairs but is willing to owner finance. Also found a local real estate entrepreneur who will finance the rehab. But my plan is to brrrr it tho am I wrong?

Hello was wondering a couple things? Would you try to convince an on market deal into owner financing? Also what kind of terms would you try to use to convince a owner to finance? And are you allowed to rent out and etc. If you owner finance?

Hello I'm a first time BRRRR investor this would be my first investment. Looking for one not based on credit either. The home I want I would be all in for around 135-145k the house has an ARV of 205k+. The home is a 4/2 looking to turn it into 5/2.5 to secure ARV. Rents in the area for house of the size goes for 1400-1900 looking to refinance in under a year.

Was wondering if sales price in tax records are 100% accurate because this owner tries to tel me that’s not what he paid.
