Hello I have a home I want to perform the BRRRR strategy on but I'll be honest my credit is crap from my old way I use to handle my finances but it doesn't reflect who I am today. The home needs a lot of work and it's for sale by owner. My girlfriend has good credit could I have her co-sign or how do I tackle this?

Wondering if somebody could analyze a deal for me??? It’s an unfinished house new construction

It's the only house of its size in the neighborhood so I'm estimating the ARV based off of price per sq foot of the other houses in my comps. How do I determine how much work is left? It has roof on and mortar down basement floor is down. Any advice would be great.

Since I live in NC I have to have an attorney to wholesale well my question is does anybody recommend somebody because apparently none of the offices around me know what I’m even talking about.

@Caleb Heimsoth ok so I already have the house under contract I just hold on to it till I find my buyer? Then find my lawyer? Correct? Sorry I’m asking so much I just wanna be thorough I’m nervous as hell doing this myself

And I’m wholesaling I just thought I was suppose to take sign purchase and agreement first and hand those in and THEN I go find my buyer

Was wondering the order in which I get contracts? Like do I get them to agree first and then get my lawyer to contact them? Or do I have a contract with me and fill out everything then? I ask because a lawyers office gave me a contract they used and it was 7 pages and i feel like i will make mistakes filling that out by myself at a clients house.
