Hey @Rodney Getsy as far as ATW goes I have never worked with them but I have heard a lot of bad feedback from people that have.

As far as an attorney, we use Janet Drewry with Drewry Law

Sean Phillip definitely check out StepStone if you want to be an investor/agent they are the best in Texas by far.

I think an LLC is always a great choice. They're not too expensive and it creates a great barrier of protection.

Hey Jason Yahner I think no matter where the market sits there's always an opportunity to make money. I suggest being patient and not becoming a motivated buyer. There are still great deals out there you just need to be very selective. What strategy are you focusing on?

Ara Jo we invest in buy and hold here in San Antonio. We target the $1100-$1600 rents and ARVs of $120K-$200K. This should keep you in decent areas. I understand why you look at schools and crime but you need to focus more the quality of tenants and the ability to keep a property rented longer. There's a lot to cover about SA but I hope this helps. Let me know if you want more info or help.
Reach out to QuestIRA. They can help you understand SDIRA better. To my understanding you can leverage your ira with a loan. Unless if it's a non-recourse loan, which not many banks give. But just check with them first.

@Spenser Murphy you're asking some very newbie questions and I don't want you to lose a lot of money if you're just starting off. If you want we can sit down at some point and go over the BRRRR strategy. I'm a buy and hold investor here too.
