I’m a big fan of San Antonio right now for buy and holds. We’re getting really good appreciation in rental neighborhoods. You do need to do your research because you need to invest in up in coming areas not the hot ones. But because rents have gone up so much here more neighborhoods are popping up with great returns if you buy right.

Hello Roger Covin we do a lot of buy and hold here in SA and a 8% return specially in that area is really low. We find 10-15% not leveraged SFR and 20%+ leveraged. I think you should keep looking.

"House Hacking" is something every new investor would love to do. But, it's very hard in a hot market which is why you're not finding anything. We focus on cash flow but we have yet to find a decent multi that produces better returns than a SFR. The only house hacking I have seen people execute successfully is buying a good SFR and then renting out the other rooms in the house. The "tenants" will pay most of your mortgage if not all it.

Hey Taylor Philley my partner John Barr is a realtor here in SA that specializes in investment properties. We don’t see Multifamily properties making sense right now. They’re way too over priced. If you’re looking for cash flow SFR are producing much better returns.

Hey Anthony Barber flipping is a very advanced strategy. I recommend partnering with successful investors that do what you want to do. Like Rick Pozos said you do this by going to local real estate groups. I have one on the 3rd Tuesday of every month. Also, reach out to anyone here that’s doing what you want to do.

Hey @Account Closed I have a few friends in Dallas that are full-time investors and they too are having a tough time finding deals.

To find the right city for you I would speak to a couple mortgage brokers to see what you would qualify for as far as refinancing goes. This will help you narrow down your markets. I have some investors from Austin that can refi houses in the $130K range so Austin doesn't make much sense.

Texas has a lot of great areas for buying rentals. If you have any questions on how to narrow down an area let me know.

Hey Cody R. What do you mean by 50%? I️ don’t have problems picking up houses that cash flow $250+ with a CCR of 20%+ here in San Antonio. Reach out if you want some help on analyzing or perhaps finding some near you.
