Hello Pat Smith while the research may show where to invest. Where I see many out of state investors lose money is in not being able to get a good team together. San Antonio is great rental market but the contractors here suck. Most agents are not investors so they don’t even know what a good deal looks like. We put out a market report for the San Antonio market that you can check out just to get some info. But keep in mind the team is very important.

Manuel Olguin Multifamily in San Antonio isn’t as good as single family right now. While you can find cash flowing multi in the ghetto I wouldn’t recommend investing there. With SA being a very affordable city to live in rentals are awesome. We’re finding better returns and deals in SFR because you’re dealing directly with a homeowner and not an investor like you would in with a multi. You will definitely find much better deals here than the one in CT. If you have a good W2 keep it. Most new investors think they can quit their jobs and become full time, to later find out no bank will lend to them.

David Saucedo I wouldn’t worry about them. Most of their “agents” don’t know what they’re doing. You have to figure out a strategy that puts you on a more even playing field like door knocking distressed houses.

Abraham Hernandez Facebook ads takes a very long time and you need a strong online presence when people look you up. If you have the ability to skip trace why not call them yourself? Also, being that it’s such a small list have you considered door knocking? Lastly, put together a 12 month 12 touch mail campaign using postcards. Let me know if you need further breakdown.

Joe Ross I started in real estate investing just like where you are now. I have built a very successful business since then. The reason I share this is because it is possible. That being said it was NOT easy by any means. I had to work really hard and like Rick Pozos said sacrificed a lot. Don’t focus on what you’re lacking. Alexis Guerra in Texas you should use the standard TREC form as it is the one most title companies use. As far as assignments go it could be a custom form. If you need any help reach out.

Johnny Khoury SA is still strong. As far as MF goes it’s tougher to find great deals because most investors that own them don’t like selling at a discount. But in SFR we’re still getting 10%+ ROI. Feel free to reach out if you need more info.
