I'd say most people try and make it passive without automating marketing and exposure. Just like any business, you need to invest in marketing. If you have a team booking your calendar as full as they can, your net profit at first may drop a very small percentage but you are getting more bookings, more reviews and slowly building  a brand that will eventually put you top of search and 3-5X your passive income.  Id recommend creating a landing page for your listings so you can build great SEO on that page and in turn generate bookings. 

Id love to give you some tips if you like. I own STRs as well as "Growvr" a vacation rental marketing agency. 

not trying to sell just think you can really crank it up with just a few business implementations.

I do lots of real estate flipping, Airbnbs, and some other stuff here in Waco. I use Walt fair PLLC. He’s amazing....just don’t use his title office, they are a bit scattered. Dm me if you have any questions.

Hey guys! My name is Jon Dawson, I am a 26 year old self made millionaire through real estate investing. I have just made an addition that will help educate new investors. I’m really excited to be starting our first video series.

This video series is to answer all the questions I get, as well as help you avoid the mistakes I made. I don't want anything more than to help people that might be where I was when I first started.

I will be having guests on my show, and would actually like to talk to any fellow seasoned investors about maybe coming on to talk. This can be done through skype or over the phone.

It is verifiable, and I have used hard money many times and have no shortage of hml knocking on my door. I have hm companies that I have done many flips with that honor my track record, but as you know, hard money will always cost more than private. I am not interested in getting hard money, I’m interested in building my private capital.

No I was actually doing the flipping with a partner. 75/25 split but for the actual deed, I was not on it.

I have done over 100+ fix and flips with my previous company in California, unfortunately I was not on title. I am currently in Texas now under a new company name, and all the private lenders I seem to be coming across our hesitant to pull the trigger on any deals.

I understand our on paper track record has something do do with it, having only done 3 flips under this company name. But our team has the skill and the previous work experience to back up. Somehow I find my Private lenders all on board until its time to pull the trigger and send the money. This often leaves me days away from closing, having to pull out my own personal capital, using a different lender, or going with one of our past hard money lenders. 

Does anyone have some advice as to how I can avoid this? Or maybe have a different structure until we complete our next 10-15 flips?

I am looking for wholesalers to help me with some information, I want to learn how to better find off market properties myself instead of leaving it up to agents a birddogs. If any wholesalers are in the Waco Texas area please message me and lets meet up and talk.

What are some of the ways you guys have secured private money loans, and how has it worked for you? I am working on growing my private capital by $500,000. I have private lenders I have worked with in the past, and still work with currently but they are pretty close to me relationship wise. I would like to branch out to some lenders that arent neceseraly imidiate conections. Do you guys have any suggestions on how to contact, and present information to a lender that isn’t an imidiate contact? Also I’ve mainly secured my private loans with a typical mortgage lien and promissory note. Do you guys have any other ways that might secure a private loan? Thanks!
My family and I are moving to the Waco/Dallas area on the 22nd of this month. We are full time real estate investors. We own a few rental properties but our main focus is on residential remodel and sell (flip). We have been in the Texas market for about 9 months now and the potential in Texas is so great that we are relocating so we can expand with more confidence. I’m wondering if any of you in the Waco Dallas area are involved in any good real estate investing groups or meet ups? I would love to be able to get involved with some investors and lioe minded people in person. Thank you.

@Sharon Tseung Hi Sharon Tseung, I live on the central coast of California, abut 4 hours away from you. I lived in Kansas City for two years (for college) and actually have some rentals in that area. we are actually currently moving to Texas (the 22nd of this month) to continue buying real estate for fix and flip as well as buy and hold. The rental market in Dallas is very strong. If you are looking at 60-100k properties I would suggest outskirts of Dallas, Huston, or the location I am moving to, Waco Texas. I have been studying the ins and outs of the texas market and would be more than happy to send you my market analysis documents. I could go on and on about texas but I wont.
