@Whitney Michelle Buckley  I respect the determination. Yes, even you with "no money become rich beyond imagine with the right path"... however, this is the exception not the rule. My question to you is... let's pretend you own the company you work at. You spent years working so hard to build a nice fortune for yourself. 

Would you give a portion of that money to someone you didn't know, with no experience or track record, alright credit, no capital to contribute... that also works "no less than 80 hours a week" so wouldn't have a lot of time to flip properties to get you a return on your money? 

There are other avenues worth exploring, but it may come in the form of a partnership. No, you won't get all the profits. But with a couple of partnered deals under your belt, you will get capital to contribute, and you will gain insight, and gain experience... and then you will have a more impressive resume. You will be obtaining the same credibility as your experienced partners because you will be doing the deals that THEY do. 

Remember, this is a marathon, not a sprint. It's only important that you keep moving forward. Right now, I am not hearing forward progress, but reasons why you aren't progressing. There are always more ways to get something done.

@Bradley Kesselman  There are absolutely no requirements. All levels of investors are welcome, especially those with no experience. We just suggest getting a cup of coffee, as the owner lets us use the space for free. 

Side note: The coffee is pretty good as well.

I had an inherited tenant ask me to replace a window he broke while breaking back into his apartment because he locked had locked himself out. Needless to say, he was evicted a short time later for something unrelated.

@Mike Corrill  Why do you think you need something zoned for 'mixed use'? There will still be limitations. 

Will there be a business? 

What type of business will be conducted?

Will there also be residential tenants?

Will you be living there?

These are all factors as to what type of property you can use.

@Mike Corrill  How you can "utilize" the land can be restricted to what the parcel is zoned for. Zoning can include residential, agricultural, commercial, industrial, etc, etc. How do you plan to "utilize" the land?

@Jacob Jennings  We would love to be able to meet on multiple days of the week, but unfortunately, most of us still have the "M-F, 9-5" job. And MF may or may not stand for Mon-Fri.

There was a lot of interest in a pretty casual meeting from investors and future investors, and we've had GREAT meetings... why not another? It will be free to attend (and no pitching), but being good patrons, so they let us to continue to use the space for free, I say we get a cup of coffee.

Gizzi's Coffee: 2275 S Federal Hwy, Delray Beach, FL 33483 (1pm-4pm)

So, anyone want to grab some afternoon coffee in Delray Beach... maybe people from Jupiter, Palm Beach Gardens, Lake Worth, Boyton Beach, Boca Raton, or West Palm? Maybe even Broward County people would like to show...

This meeting is open to anyone that would like to attend.

Also... in an attempt to try something new, I will be bringing in all of the books I have read and will have a "leave one, take one" policy so that everyone will have a chance to read a great book!

SO, DON'T FORGET TO BRING A BOOK!

UPDATE: The truck and the trailer are now gone. Trash has been removed, and the dumpster is free of obstructions.
