UPDATE: The truck and the trailer are now gone. Trash has been removed, and the dumpster is free of obstructions.

I'll be patting my PM on the back some more...

@Anthony Wick They parked the trailer, and the next day my property management was there. So, they didn't even make it a couple days. It just amazes me what some tenants try to get away with.

@Dennis M.  I wouldn't say parking a trailer for a day is exactly "festering". The tenants were placed by a former PM. The trailer was in place for less than 48 hours, before my PM intervened. People will be idiots... property management or not. And like the post says... I am glad I'm not the one needing to drag them off.

@Jay M.  True... looks like they can drag it away as easily as they brought it in!

Here's an email I had to forward to my property manager... and it made me so glad that I don't have to deal with this:

"There is a trailer parked in the alley by the your sixplex. They have put up no trespassing signs at the trailer and are trashing the area. The trash is overflowing because the trash service cannot get to the dumpster. The trailer is full of people associated with unit 5. They have extension cords and hoses for water running from the trailer to unit 5. The tenant said it sounds like the water is running nonstop."

My property manager is amazing. She's informed me that she's already taking the precautions and working with the city to resolve the issue. She's expects the trailer gone in 48 hours. But it's getting things sent to me like this that makes me SO happy I pay someone else to deal with this...

Who has their own story of why they love a good property manager?

There was a lot of interest in a pretty casual meeting from investors and future investors, and we've had GREAT meetings... why not another? It will be free to attend (and no pitching), but being good patrons, so they let us to continue to use the space for free, I say we get a cup of coffee.

Gizzi's Coffee: 2275 S Federal Hwy, Delray Beach, FL 33483 (1pm-4pm)

So, anyone want to grab some afternoon coffee in Delray Beach... maybe people from Jupiter, Palm Beach Gardens, Lake Worth, Boyton Beach, Boca Raton, or West Palm? Maybe even Broward County people would like to show...

This meeting is open to anyone that would like to attend.

Also... in an attempt to try something new, I will be bringing in all of the books I have read and will have a "leave one, take one" policy so that everyone will have a chance to read a great book!

SO, DON'T FORGET TO BRING A BOOK!

And lastly, if you would like to be added to the email distribution of this meetup, please send me a message with your email address. Thank you everyone, and I will see you there!

@Mike Lorence  Welcome to the area. If you'd like to know more about that monthly meetup in Delray Beach, shoot me a msg. I'll have you added to the monthly email distribution. It's a great group... free to show... free of pitches... just collective minds discussing real estate.

@Clifford Gray  This meeting is perfect for you. Half of the room is still in the education phase, and have yet to purchase. See you there!
