@Ryan Zaninovich If you can't find any deals to invest and get your 8%, why not get into hard money lending. With HML, you can let other's take a swing a the riskier markets and still get your 10-12%.

@Brian Garrett I think that this question is region specific. As for my portfolio in South Florida, many of the desirable locations are in HOA communities. The HOAs also provide lawn care, sprinkler, and (in some instances) cable. Yes, they can be restrictive, but generally aren't too bad. I have three HOA properties and have only been assessed once. Here in Palm Beach County, you may find that it will be easier to work on the flip within a non-HOA community... but easier to attract the higher end buyer if you are within an HOA community with desirable amenities.

Palm Beach County Investors (or future investors)...
There was a lot of interest in a pretty casual meeting from investors and future investors, and we've had GREAT meetings... why not another? It will be free to attend (and no pitching), but being good patrons, so they let us to continue to use the space for free, I say we get a cup of coffee.

I just love discussions that are observational and opinion-driven. There really isn't a right or wrong answer, just simply an interpretation.
Yes, the different markets did these things in the short term.
Yes, the different markets has done those things over the past year.
The best part is, we as the investor get to determine which we want to focus on, and how we game plan. What works for you, may not work for me. So, who's to say who was right or wrong?

@Jonathon Van Dine I believe you are referring to Westlake. It is the new city being built in Palm Beach County. A developer by the name of Minto West purchased the land and is developing it. There are a ton of news articles showing the development plans. It looks like some really cool stuff going on. You have to think that all of the buildings (schools, police, fire station) are all going to have to be new.
@Donavon Davies I believe you were the first to bring this to my attention. Have you heard anything more about this?
