@Oscar Jacome Because I don't live in that area, I deferred to my agent up there. I can't make introductions if you'd like.

@Elicia Goodale I am not sure anyone here does. You may want to create a post in the forums to see if anyone in the country has.

@Travis Dawson Absolutely! However, if you believe how you do anything is how you do everything... then they would quit at wealth making as a whole. There are plenty of ways to make money and/or be happy. And I truly hope they find it... but statistically, it isn't like for all 40 people that sign up for something and never even try to find out if they like it or don't. There is always hope though.

For those of you who don't know, I've run a great "coffee meetup" in Los Angeles before moving to Boca Raton, Florida. While in South Florida, I couldn't find a similar meetup, so I started one in Delray Beach, FL. There are only 3 rules... no fee to show up, no pitching of services, and respect everyone in the room. The meeting is an amazing collection of eclectic minds, and I look forward to them every month. Just as the coffee meeting in Los Angeles was, the group of regulars become friends and freely bounce ideas and strategies off of each other. We support and encourage each other, and I can honestly say that I've become a better investor as a result of it. I hope my coffee meetup friends can say the same.
Many people ask to be tagged for future meetings. I am happy to do so! I've been tagging 120+ people for the coffee meetup for almost two years. The sad reality is that many of these people that ask to be tagged never show. Many of them never even log into BiggerPockets again. Most never follow up. They never get started... and they quit. I viewed the profiles of the list I tag, and 30% have been inactive over a year. They just gave up and quit.
I could easily say "GOOD RIDDANCE! That's just less competition, and more for me"! But that's not the truth. More investors and better investors MAKE ME A BETTER INVESTOR!! It doesn't even matter if I am the most seasoned investor in the room. The energy from the new person motivates me. The outside the box thinking may change my focus to something better. But this post isn't about me...
The focus of this post is, that although there were good intentions, the quitters of the world have become complacent with mediocrity. They will never know how great they could have become because they never tried. They've decided that extraordinary is too hard, and ordinary is alright. Coasting through life and taking the easy way is alright. I certainly don't mind. These people become my tenants.
Everyone reading this post has a choice.
You can choose to be extraordinary with hard work and sacrifice. Or you can choose to be my tenant and pay my mortgage.
If investing in real estate was easy, everyone would do it. It's not easy. Saving money is a grind. Tightening your belt, living below your means, not "poppin bottles, buying prada bags, and straight ballin" can be tough (for some). Dealing with tenants can be a pain. But this is the sacrifice now to live a life of financial freedom in the future. The funny part is that it may not even work out! But I am willing to try, and I am going to fight for it.
Any one else out there willing to fight? If not... I have a rental application for you.
Post: South Florida - Is it a good market?

@Luis Vilar So, any market is a good market, depending on your strategy. If you would like to purchase a multifamily to "house hack" and have someone help with your mortgage payments while being able to save additional money, that can be done in any market. However, if you are looking to take that additional money and buy more multifamilies and scale for cash flow, it may be a tougher market due to the level of competition. Deals are harder to come by, but not impossible to find. Overall, the South Florida market is highly competitive, and good deals are gone quickly. There is a lot of "retirement money" down here, and given that many of these people lost a good chunk of their retirement in the recession, they are always looking to put money in real estate... at least with MY experience.
You can make it in absolutely ANY market, however, your strategy and actions need to match the market. That's the billion dollar question, of course...

@Hugo Cardona and @Elicia Goodale... I have reached out to both of you via PM, as I can not promote the details of the meetup within this forum topic. There is a separate discussion board for that

Palm Beach County Investors (or future investors)...
There was a lot of interest in a pretty casual meeting from investors and future investors, and we've had GREAT meetings... why not another? It will be free to attend (and no pitching), but being good patrons, so they let us to continue to use the space for free, I say we get a cup of coffee.
Gizzi's Coffee: 2275 S Federal Hwy, Delray Beach, FL 33483 (1pm-4pm)
I know many of you wanted to meet later in the afternoon, however, the coffee shop closes at 4pm, so I figured people can come and go as they please from 1-4pm.
So, anyone want to grab some afternoon coffee in Delray Beach... maybe people from Jupiter, Palm Beach Gardens, Lake Worth, Boyton Beach, Boca Raton, or West Palm? Maybe even Broward County people would like to show...
This meeting is open to anyone that would like to attend.

@Oscar Jacome Yes. We meet the second Saturday of every month, pending space availability. Look to be tagged for the July meetup tentative for July 8th.
