Curious on some feedback here. I am going through some lists for a small campaign, and I have a choice: Should I target those who own their property free and clear from either inheritance or cash purchase... or those who purchased in 2005-2007, were underwater for years, and can now make a small profit?

I understand, it depends more on the personal situation of each property, and there is no clear cut answer. I am just trying to find more variables than those I am not considering. Perhaps, there are some marketers who have tested both and would have some results.

@Allyssa McCleery Your goals are certainly realistic, however, it may be more about getting one or two with your savings, and then building equity within the properties. I hear great things about Columbus, as a friend invests there, but only to grad students of OSU. I think you can stay local, but that's for a longer discussion.

1) Three chihuahuas (not on the lease) were never walked for 6 months and used under the bed as a litter box. All the baking soda couldn't get the smell up from the hardwood floors.

2) Different unit. Tenant tells me I need to replace a window that broke. He noticed it was broken when he used it to break back into the house from locking himself out...

ATTENTION: This meeting was originally scheduled for March 11th, but due to Delray Beach St. Patty's Day Parade, this has been pushed to March 18th.

Palm Beach County Investors (or future investors)...

There was a lot of interest in a pretty casual meeting from investors and future investors, and we've had GREAT meetings... why not another? It will be free to attend (and no pitching), but being good patrons, so they let us to continue to use the space for free, I say we get a cup of coffee.

Gizzi's Coffee: 2275 S Federal Hwy, Delray Beach, FL 33483 (1pm-4pm)

I know many of you wanted to meet later in the afternoon, however, the coffee shop closes at 4pm, so I figured people can come and go as they please from 1-4pm.

So, anyone want to grab some afternoon coffee in Delray Beach... maybe people from Jupiter, Palm Beach Gardens, Lake Worth, Boyton Beach, Boca Raton, or West Palm? Maybe even Broward County people would like to show...

This meeting is open to anyone that would like to attend.

@Adam Cohen  The market in all of Palm beach County is extremely active and very competitive. Good deals are hard to come by, even for those who live here. You mention off-season renting. Does this mean you are looking for short term rentals? Or would you be looking for longer term tenants? Those investment models are pretty different and would depend on your location, proximity to landmarks (downtown Delray, Mizner Park, the beach, etc). Curious, what made you decide on this specific area?
