@Cody Harris I have had success in Port St Lucie and Palm Beach County in single family homes. My tenants in PSL are incredible, and my property management team handles everything from PSL down to Boca. If you would like more info on that, let me know. Also, we have a monthly meetup in Delray Beach that discusses all type of strategies in these areas. A couple come from PBG and Jupiter. It may be worth your while to network. Palm Beach County Investors (or future investors)...
There was a lot of interest in a pretty casual meeting from investors and future investors, and we've had GREAT meetings... why not another? It will be free to attend (and no pitching), but being good patrons, so they let us to continue to use the space for free, I say we get a cup of coffee.
Gizzi's Coffee: 2275 S Federal Hwy, Delray Beach, FL 33483 (1pm-4pm)
I know many of you wanted to meet later in the afternoon, however, the coffee shop closes at 4pm, so I figured people can come and go as they please from 1-4pm.
So, anyone want to grab some afternoon coffee in Delray Beach... maybe people from Jupiter, Palm Beach Gardens, Lake Worth, Boyton Beach, Boca Raton, or West Palm? Maybe even Broward County people would like to show...
This meeting is open to anyone that would like to attend.

Welcome to the community. There are a handful of ways to start with out money. Granted, it's easier with. If you are a hustler, and can negotiate good deals, people will fund the processes for you. The one of the things that Broward/Palm Beach County has a good amount is people wanting to supply funds (at a percentage, of course). There are a group of us that meet monthly over coffee in Delray Beach. We discuss processes like this in more detail. Free to show and free of pitching. Just collective minds that get together.
