@Amber Spence the market is hot. Which is unfortunate for someone trying to find a deal off of the mls. They are there to be found... Just not as easy as before. The climb should continue, but probably not at such a high rate. But then again, if I could predict the future... Id be in the wrong business and I would've nailed that billion dollar powerball.
If you'd like, you and your husband can join us on Feb 13th for a coffee meet up. I can't disclose the info in this forum, but there are 15-25 of us that have been meeting monthly to discuss topics just like this. Free to come, free of pitching, great coffee.

Palm Beach County Investors (or future investors)...
There was a lot of interest in a pretty casual meeting from investors and future investors, and we've had GREAT meetings... why not another? It will be free to attend (and no pitching), but being good patrons, so they let us to continue to use the space for free, I say we get a cup of coffee.
Gizzi's Coffee: 2275 S Federal Hwy, Delray Beach, FL 33483 (1pm-4pm)
I know many of you wanted to meet later in the afternoon, however, the coffee shop closes at 4pm, so I figured people can come and go as they please from 1-4pm.
So, anyone want to grab some afternoon coffee in Delray Beach on Saturday, February 13th... maybe people from Jupiter, Palm Beach Gardens, Lake Worth, Boyton Beach, Boca Raton, or West Palm? Maybe even Broward County people would like to show...
This meeting is open to anyone that would like to attend.

@Matt R. great to hear from everyone, and I couldn't resist jumping in. All is well in sunny FL, although I do miss SoCal every day. I started a meetup here as well. And yes, Mar Vista has proven to be pretty fruitful, but I can not take the credit. Who knew Playa Vista would've exploded the way it has causing an affect on the whole area. I guess I got lucky... :)
That being said... I'm positioning myself for the next recession. In may be in 15-20 years, but I'll be ready. :) and then I'll be going, going... back, back.. to Cali, Cali!

@Justin M. From someone who lived in SoCal for years, invested in SoCal before the boom (circa 2012)... and then directed my investments back to the East Coast because prices got too high in SoCal (and then eventually moved back to the East Coast)... I can say this:
"I wish I invested more in SoCal because it has appreciated far much more than my properties on the East Coast".
Now, I have never sold a property and I am extremely happy with my good fortune, but I would be looking a whole lot better if I just stuck with it and found better opportunities while I was living out there. I just hope that I haven't missed my window... and there will be another SoCal recession. *fingers crossed*

@Daniel L. Welcome to the community. You will find that there are tons of people who are looking to network and share ideas like yourself. There are some great REIA meetings that go on as well as a few individual meetings. I run a meeting that meets the first weekend of every month in Delray. Let me know if you'd like more info on that. @Lucas Machado is a part of a lunch meetup, and @Account Closed runs a meeting in Broward. They would have to tell you more info on those.
I think every could benefit from a financial profession such as yourself. I look forward to meeting you and learning as much as I can.
Again, welcome to the community!
