Palm Beach County Investors (or future investors)...
There was a lot of interest in a pretty casual meeting from investors and future investors, so I found a location. It will be free to attend, but being a good patron so they let us to continue to use the space for free, I say we get a cup of coffee.
Gizzi's Coffee: 2275 S Federal Hwy, Delray Beach, FL 33483 (1pm-4pm)
I know many of you wanted to meet later in the afternoon, however, the coffee shop closes at 4pm, so I figured people can come and go as they please from 1-4pm.
So, anyone want to grab some afternoon coffee in Delray Beach on Saturday, November 7th... maybe people from Jupiter, Palm Beach Gardens, Lake Worth, Boyton Beach, Boca Raton, or West Palm? Maybe even Broward County people would like to show...

@Carl Neff Welcome to the community! I see that you are eager to get started, but I can assure you that your Buyer's Lists can wait. I say now, you should be getting educated. Ask questions, read blogs, and listen to every podcast... yes... every podcast. Don't worry. Real estate won't be going anywhere, and when you are confident about how to proceed, you will be that much better.
Also, by listening to every podcast, you will find what aspect of REI compliments your personality best. For example, one of my strengths is NOT marketing, therefore I may not enjoy wholesaling. Also, I hate managing other people whom I feel I have no value to add because I don't know how to do it. Therefore, I would make a terrible flipper. However, I love deal analysis, negotiations, and passive income. I make a fantastic landlord/buy&hold investor, and I am okay with that.
I believe that through your education, you will find out with parts of Real Estate Investing interest you most, and then you should pursue it. Good luck out there...

@Guillermo Yunez Your appraiser will most likely not be using these as comps. At least they shouldn't be. The zoning of a lot changes the value, and it becomes "apples and oranges". Just as if the city rezoned your Duplex lot to a Single. Your lot value would decrease, and you wouldn't be able to use similar Duplex lots as comps.
Also, an appraiser may believe that a property will increase an "estimated 10%", but that also won't reflect in the appraisal. In fact, even if a great comp was double your price, but still in escrow, the appraiser isn't likely to use it only because it has not closed.

Hello everyone in Palm Beach County...
I am not sure if this will be as official to call it a "meetup"... but I'd like to just grab coffee and shoot the breeze with some local investors (or those who inspire to be investors). I have a place that is willing to give us space, and if I can get an idea of how many people, I can then post the venue and time in the appropriate forum of Events and Happenings.

@Nat C. Exactly. You could have discarded your letters in a public trash can, and the trash bag may have fallen from the city trucks. It all seems a bit crazy.

That buying a triplex or a fourplex is pretty similar to a single. I was weary of moving into multis because I thought it was a completely different beast. It was actually just as smooth as when I purchased my singles.
