Okay, look it does not matter what mistakes you make. If you cannot look past the mistakes, then that is your issue not mine. I am not writing a business proposal so I feel no need in having to be proficient in it. I take pride in kicking all negative people out of my life and that includes @Ben Leybovich there is a right way and wrong way of saying things and have said it wrong. But I get what you are driving at, "take pride in the things you say and do or no one will take you seriously" I think that pretty much sums it up, I get that, but my rebuttal to that is this world was not founded on perfection if it were nobody would go anywhere look at Ray Krock, Michael Faraday, Gregor Mendel, just to name a few they all made mistakes and yes people backed away from them but the ones that said okay show me what you got and I will help. They are the ones I want in my life they are the true mentors it does not matter how many votes, likes, or tweets you have, it matters what you say how you say it and if you are the kind of person people want to be around you my friend are the type of person people want to be around. So I say this you take care have a great life if you see anymore of my post I ask you not to comment unless it's something positive or informative that is not in a negative way. Then you take care and I hope you enjoy life.

Thank you @Kyle Penland no this guy is not a realtor I was referred to him from another realtor who informed me that he was a local investor and he can help me get started. I think I need to do some more networking to find the right people up here so that I may have better influence around me.

I apologize about my grammar and such from earlier post I was in a hurry and just wanted to voice my concerns briefly just to see if I am over thinking or over reacting to the information I received.

@Joe Villeneuve I completely agree with you, at the most he said that he brings home from a property is around $100, granted it is something, but I just am not into buy and hold properties in order to make money in 20 years to me that does not make much sense but I guess to each their own. He is saying well in 15 years house will be paid off and then I can sell because the house will be worth more. To me is you can not guarantee that at all.

@Aaron Thivierge I agree I try not to put all my eggs into one investor basket, but I am new and I kept telling myself to take it for what's worth and lol I fell short of that. I have started the drive for dollars and I love driving around trying to find that ugly duckling I think it is a lot of fun. Please let me know how it's going for you on this and what kind of challenges you run into I would love to learn more from your aspect. The realtor I talked to told me to talk to local people to that have signs that say "WE BUY HOUSES"  and see if they have any back information meaning will they sit down with me for 15min and maybe mentor me. I did not think that was bad advice what do you think?

@Melissa W. What you said I could not thank you enough, I was having a week that I could not believe. And after an Ohio post I was taking a break and stepped down to spend time with my family and reflect a little not a bad thing just a rest. But after the post you left me, I was walking on clouds The fact you took the time to bring me up, point out some facts, share some insight and take some extra time to defend me well you are truly one of a kind I know I made some errors but who cares we are not here to correct spelling or grammar we are here to support or guide one another. And as per say I did run from him I met two realtors this week. And the one was good either as you can see not so good. I won't let this keep me down I have come a long way and have a lot riding on me. I hope to find an investor that will say "you know what, I like you I will help out in any way I can." There is one thing I have learned from this site is that someone is always willing to lend an ear, hand, or voice. Once again, I can not thank you enough for your words of wisdom.

Okay so here is my issue I ran into. I talked to a realtor last night he claims to be a local investor. Now his type of investing is not cash flow but long term so he buys and holds and then in 20 years or such he sells and takes his proffit then. He is telling me that in my local market Cheyenne Wy nobody will look at me without 20% down, And since I am new I should refinance my house keep it move out buy another and thats how to get started. He was didn't know what wholesaling was which that made me think either he was pulling my chain wasting my time or he really did no much. My opinion is he should know what wholesaling is and how it works and such.

What do all of you think. This is frustrating and disappointing.

Thank you everyone on your information towards the seminars. I have never been to any yet but this one coming up I will I am going to leave all money at home and just take what I can out of the free seminar who knows I might even meet an investor that will work with me. I have read a few of his books they are informational but seem to be a pretty vague out line and I am the kind of person that needs to details. Thanks again everyone for your comments and guidance.

Well it is pretty small unit I has 3 units and a house that owner lives in. I talked to her briefly and the rents go for 600 each. But she only rents to family she said. I was just trying to make friends and conversation with her but she did not have much time so I am looking to build a rapport with her. I just want to try and have all my ducks in a row so I can be ready to pull the trigger if she is willing to sell. Thank you for the info.

Thank you for the guidance. I am sorry it took me so long to reply. I am nervous about going and I have learned more on BP in 8 days than I have so far in 4 years studying. I am still reluctant about going I am not trying to talk myself out of it incase I will learn something new but I do not want to waste my time and I am trying to step outside of my comfort zone. By attending more of these. But none the less I did book it and took the time off work for it I just am reluctant about the whole thing. Thanks for the heads up.

Just curious if anyone else is going to Robert Kiyosaki's free seminar in Cheyenne in two weeks? I know he has few free ones in northern CO as well.
