I have heard a lot of seasoned investors try and stay away from properties that have an HOA, but I think it all depends on what your comfort level is. What did you end up doing in the end?

Great post @Josh Young! Buying properties that cashflow from day 1 is very important as you will not be able to last long if they have negative cashflow. We have to control our variables. Awesome job!

I would do some google searches and see if you can find any sober living facilities in your area. Tell them you would be interested in having the property be a sober living facility and ask what they need from you.
I would talk to a CPA and see how that would work with taxes. I'm assuming you would have them in separate LLCs, but tell them exactly what you want to do.

That's wonderful news Cody! So happy for you guys! I agree, going through a promissory and a mortgage or deed of trust is better as it gives security to you as the buyer since your name (or LLC) is on the deed. What are the terms of the deal?
