I was wary of going Pro due to the cost, but was coerced by the discount.  With the unlimited access, I should have paid earlier.  I can analyze as many properties as time allows and watch webinars on my own schedule.
BP has given me so much value, the Pro membership doesn't even begin to offset the podcasts.

For those who have done the Strengths Finder test, what did you think and what were your results? I was actually surprised by my top 5. I spoke with close friends and the results are apparently spot-on. The book was worth 10X the cost. My 5: 1. Futuristic 2. Ideation 3. Positivity 4. Includer 5. Input

 Keep in mind that the 1%/2% rules are rough guidelines.  Certain properties in my area fetch higher rents, but they have higher vacancy, more repairs, and heat is paid by the landlord.

Good analysis is still required.  Play with the Rental Calculator under "Tools".

This sounds like a possible welfare issue.  Have them call the police nonemergency number to let them know what's going on.  People call every day for similar reasons, although it's usually, "John is reliable but didn't show up for work all week".  

This happens more than you think

If he's OK *fingers crossed*, the cops knocking on the door might remind him of his responsibilities!

I've been evaluating SFR and duplex house hack opportunities with VA loan financing (0% Down). The cash flow numbers have been sub $100 with conservative expenses, which is uncomfortable.
You grounded my skewed mindset.  While its imperative to buy right, $0 down on any cash flowing, equity-building house hack is infinitely better than renting.

A disclaimer wouldn't have been a bad idea, but I believe Grant's value is in his personality as much as his wisdom.  He's an intense guy with a brash vocabulary, but it perks up ears and gets his point across.  If you thought this episode was bad then stay far away form Grant's podcasts.  Kid-friendly isn't his niche unfortunately.
