So I have some assets in the Memphis area and I want to self-manage from afar due to lack luster property management handling. I am looking for an agent to do the following.
1. Market the home
2. Get a qualified tenant based on thorough check
3. Place lock boxs on the property and get rekeys done.
4. 6-12 month pop by to check on the property (paid for each pop by)
If this is something you are interested in, shoot me a DM or comment below.
Your better off just hiring a property manager for this. I would never recommend self managing out-of-state.

Hello all! I have heard a lot of investors investing out of state like Ohio, Memphis, Texas, Seattle, etc, but rarely they say they have apartments and anything similar in nature, in California. I live in California, and I know property prices are very high. Is it not smart to start in California because of this? Why do investors not consider CA in their investing? Where can I get information about investing out of state and learning the differences and advantages?
Hey Gladys! Congratulations on starting your journey as a real estate investor and looking into other markets to see your options! I know alot of out-of-state investors are looking into other market for reasons like cash flow, section 8, lower price point, landlord laws, higher ROI's and all the other factors you could imagine that would make real estate investing seem like a great idea! Personally, I invest in Memphis, TN for 2 reasons: 1) I believe it is the best market for real estate investors for all the factors mentioned above. 2) I live here and if investing in my own backyard of Memphis is a great idea, why would I go anywhere else?... I definitely have a biased opinion on our market here. I would love to have a chat with you on the pros & cons of investing in Memphis and why I see it this way, feel free to reach out! Talk soon!

Hey BiggerPockets Community!
I wanted to share some insights on the Memphis real estate market for July 2024. Home prices are rising steadily, with a 7% increase from last year. The rental market is strong too, especially in Midtown and East Memphis, with low vacancy rates and a 5% rise in rental prices. New developments in downtown Memphis are set to boost property values. With the city’s growing job market and affordable living, demand for housing should stay high. Interest rates might stay stable but keep an eye on them. Emerging neighborhoods like Binghampton and Cooper-Young are getting popular. For investors, multi-family properties are great for cash flow, and local networking is key. Let’s connect and discuss how you can make the most of your investments in Memphis. Feel free to reach out!
Great stuff! Your a very knowledgeable VA in the Memphis market, do you cold call for investors or work for real estate agents?

Hello! I am looking to house hack, but I am having issues finding the right markets in Northern California that have good population growth or at least a market that has a steady stream of tenants. I am mainly looking for single-family homes, but I am open to other options as well. For reference, I currently live in San Francisco, CA, and am willing to relocate anywhere if the opportunity is right, but preferably would love to find something up in NorCal.
I am a military veteran, but I am currently unemployed to go to college using my GI Bill as a source of income. I am also waiting on my VA disability which will act as another source of income while allowing me to qualify for the VA loan, yet that is a wild card option. Will it be difficult for me to secure any type of mortgage loan or will I have to find an investor? I have a credit score around the mid-700s, a pool of savings of $50,000, and no debt. I live comfortably and have never faced financial struggles.
What are my options for finding the right market and potentially securing a deal in this situation?
Hey Audric! Thank you for your military service! I also am military and still serve in the TN Army National Guard at the rank of Staff Sergeant and have been serving for 8 years with 1 deployment overseas. Lucky for you, I am knowledgable on military & investor related topics and its cool that this is a hybrid question. As far as your VA loan goes, I do think you will need to have a steady source of income on a W2 for at least 6 months right now or 2 years tax returns if your an entrepreneur.. unless you can manage to get your disability rating then you might qualify just based off your awards letter. On the topic of your house hack, it will make the most sense to house-hack with a duplex, triplex, or a quadplex as it might be more difficult to explain to a VA lender that you will be house hacking (Sharing or renting out rooms) on a VA loan with a SFH. Memphis might be a great market for you to try out a house hack because it has plenty of multi family properties that are move-in ready between $100K-$200k. Let me know if I can help you in this market and let me know if you would like my VA lender contact, talk soon!

I think 38127 can be a great area to invest! It's not my personal favorite and I don't focus in 38127 for my own investing but I know the area and have helped my clients acquire some deals here and they seem to love the zip code! Goodluck investing and let me know if you need help with anything!
