Not necessarily, I don't agree that you should only buy local. You may not have the luxury to buy in a good market, I would just focus on building your team and getting to know people really well before just buying anything. Once you have your team: Realtor, GC, Title Co, Lenders, etc.. and you feel like you trust them, then move forward from there. Let me know if I can help in any way.

 Marie: You are scaring me a little right now.  You don't seem to have the correct mindset.  You are not friends.  It is not your job to keep him happy. You are not planning a party together.  You are giving him legal notice that you are entering the building.  The notion that "... he will allow us to inspect our property."   This isn't some sort of meeting of the minds.  You follow the rules for your state about a note on the door or whatever is legal where you are and you do it.

Marie: I sense that you are a sweet, kind person.  Sweet and kind do not do you any good when you are dealing with the **** heads of the world.  You are dealing with a **** head right now.  


I definitely agree! The moment that you let your feelings and emotions effect your business decisions, its probably time to hire a property manager. You have to treat your property like a business!

I get most of my Memphis news from the Daily Memphian and some from the Memphis Business Journal.  If I were only investing in one of those, I'd subscribe to the Daily Memphian. 

There are other options out there, too, like Memphis Magazine, but, in my experience, you can get 99% of the Memphis news just by reading the headlines of the Daily Memphian each morning.

I honestly can't tell if you are being sarcastic or not. Still, to your comment, yes, as a realtor, I find value in the data that Zillow, Redfin, and similar sites offer when it comes to analyzing certain parameters to determine whether I would suggest my clients invest somewhere or not.

I particularly enjoy the videos that Dave Meyer creates with all the fun facts that sometimes most people overlook when looking at data.


Yes sir, trying to bring humor to the forums. I value Zillow too, I actually find it easier to find specific properties moving the map around on Zillow. Only kidding brother!

Thats a really good question, first thing I would do is reach out to the Memphis Building & Zoning department to see if they would let you do that. You should also check to see if there are other triplexes around you as well. I would ask them when you call up there if they will let you do this, then if they will, they should be able to let you know what your next steps are. Hope that helps! Goodluck!
