Memphis, TN is a great market for LTR. I don't really see alot of investors doing STRs in Memphis, although it is done.. it's not the most lucrative strategy. The best strategy I have been seeing work lately is the BRRRR method with section 8 tenants. Numbers have been harder to crunch with less cashflow on a normal BRRRR but with section 8 you can get quite a bit more from the MHA. Memphis is also one of the few markets in the U.S where you can still see the 1% rule. Let me know if I can help with anything in this market!

For me personally, I am not too much concerned with putting each property in its own LLC as that can get expensive. I would consult with a tax professional for this advice. There are definitely some great benefits to putting your properties in there own individual LLCs from what I have heard, however you might seek a cheaper alternative by creating your own land trust for your properties as this strategy will keep the attorneys off of you. Look up "Mr. Land Trust" or Randy Hughes. He shows you how to do it on your own.

Seems like to me that everyone wants something for nothing nowadays and nobody is willing to put in the work or to pay the margin for someone else that is willing to do the work...
Folks want to "own a monkey", play with the monkey, but not "carry the monkey" or clean it's S#@% when it does one hehe
I guess next time I go to McDonalds, I'll ask them for organic burger buns or where I can find them, I'll bring my own meat paddy and potatoes, get them to make a Big Mac meal for me and maybe I throw some change their way haha
How about those analogies above... lol

Hey Pradeep! Some of my favorite Zip codes are 38109, 38104, 38111, & 38107. There are some others where I would look but this is where I am buying.
