I've lived in metro Memphis for over fifteen years and I'm just now discovering it's potential for REI. Would love to connect to any and all talent here!
Thats great that you discovered the wealth goldmine in our own backyard! Just think, lots of folks risk it all as OOS investors and you don't have too! You also have an advantage because you would know way more about the area than anyone thats not local, thats why its easier to invest in your "backyard". Let me know if I can help in any way at alll!

Hi Memphis Investor,
What are some pros and cons you see for this investment:

Thanks

Hey Orhi,
Looks like it's priced at/above retail. It's been on the market 1 day which tells me the seller likely isn't motivated yet to give you a great price or terms. What is your overall goal/plan for this property? What are you looking to accomplish?
I agree with Tony... btw don't look at every property. You need to find things that will help you decide if its a deal or not so you don't waste your time on properties that are not deals. Like Tony did, he said.. "This is probably at/above retail... I am moving on" Welcome to investing and let me know if I can help in any way.

@Holly Ross If you're comfortable holding rentals in that price range Memphis would provide opportunities for you. That said, I personally wouldn't invest in that type of area, in my opinion (for whatever that's worth) I'd advise taking on some debt and going a little higher in price to get a more consistent area that will provide a safer investment.
Feel free to reach out, I'd be happy to discuss with you in further detail. Best of luck investing!
Do not go outside without a Kevlar vest in Memphis.

Ok thanks Jordan. I suppose the lesson for me here is to validate across several sources, and to actually visit the area the area I'm planning to buy property in.
Not necessarily, I don't agree that you should only buy local. You may not have the luxury to buy in a good market, I would just focus on building your team and getting to know people really well before just buying anything. Once you have your team: Realtor, GC, Title Co, Lenders, etc.. and you feel like you trust them, then move forward from there. Let me know if I can help in any way.

Post: Memphis Full Service Turnkey Company Reviews/Advice on this Approach

Quote from @Megan Ferris:
Hello,
I am new and looking to purchase my first property. I have zero interest in rehabbing/flipping, etc. and am looking at the turnkey approach for long term buy and hold rentals. There are several turnkey companies in Memphis that offer everything in house from purchase all the way to property mgmt. This approach actually seems very easy and streamlined. Looking for reviews on some of these companies - TurnkeyInvest.com, TurnkeyInvestProperties.com, etc. If anyone has worked with these companies or similar turnkey companies, I'd appreciate any info you have to share! Likewise if you have any advice on this strategy (for example - things to be aware of when working with a full service turnkey company like this?) I'd appreciate it! It almost seems too easy/good to be true.
Thanks!
You might check out REI Nation or Mid South Home Buyers, I think they offer those programs.

@Hunter Cole welcome to BP! You're doing the right thing by getting your feet wet with wholesaling, let that flip come naturally don't feel like you have to force it to happen because that's a whole nother ballgame. I would advise listening to the Bigger Pockets podcast, tons of educational content in there.
Send some deals my way if you find them in the Memphis area, I'm an active investor here. Best of luck on the journey!
I would like to be on that list too! I am also an active buyer! Currently hunting in 38109, 38104, 38111, & 38117.

He finally talk to me after I stated to him that he is required by law to allow us to inspect our property. He called me up and stated he will allow us to inspect our property when ever we want to. He also stated he is a good person and I do not have to worry about our property. I still do not get a good feeling about him. Thank you.
Marie: You are scaring me a little right now. You don't seem to have the correct mindset. You are not friends. It is not your job to keep him happy. You are not planning a party together. You are giving him legal notice that you are entering the building. The notion that "... he will allow us to inspect our property." This isn't some sort of meeting of the minds. You follow the rules for your state about a note on the door or whatever is legal where you are and you do it.
Marie: I sense that you are a sweet, kind person. Sweet and kind do not do you any good when you are dealing with the **** heads of the world. You are dealing with a **** head right now.
I definitely agree! The moment that you let your feelings and emotions effect your business decisions, its probably time to hire a property manager. You have to treat your property like a business!

If you're interested in Memphis and haven't seen this, you need to learn more about it.
From the Wall Street Journal...
"The plant in Mississippi’s Marshall County, south of Memphis, Tenn., will be the nation’s largest dedicated to batteries for commercial vehicles, with initial output projected to be enough batteries annually to power more than 40,000 medium- and heavy-duty trucks."
Thats great news! Is there a place where yall are keeping up with new developments?
I get most of my Memphis news from the Daily Memphian and some from the Memphis Business Journal. If I were only investing in one of those, I'd subscribe to the Daily Memphian.
There are other options out there, too, like Memphis Magazine, but, in my experience, you can get 99% of the Memphis news just by reading the headlines of the Daily Memphian each morning.
Thank you! I will check that out!
