My friend was appalled I would do that, citing that my RE agent wouldn’t do that because of a “RE Agent Code” that essentially says that submitting offers lower than 20% would insult the sellers agent and my RE Agent’s reputation would be damaged.

Is it wrong that I want an agent to send lowball offers? In my mind, I would want to send out 20 offers and hope one works out. Am I wrong in that thinking? If my agent won’t send low offers, do I need to get a new one?

That agent sucks! I lowball with clients all the time and its fun! Maybe thats the thrill of working with investors as an agent, if they cant hack the grit... they probably should stick to retail.

Buy any time of the year.  Hold for at least one year and a day to qualify for Long Term Cap Gains.  Pay the least amount of tax possible and put the most money in my pockets.


 Anytime of the year works...however I do find it easier to find tenants in the spring & summer times for obvious reasons.

BiggerPockets wholesalers,


I am a real estate agent that has buyer agency agreements with several real estate investors/cash buyers in the Memphis, TN/North MS area. They are NOT wholesalers. These guys have also been vetted & have sent me their proof of funds or hard money commitment letters. I call this list my "Exclusive A-list".

I usually send these guys off-market deals from other wholesalers as an incentive to them for being exclusive to me as their agent. I am in contact with them on a regular basis. They can also contact you wholesalers directly if there is money to be made. I typically will get the listing on the flip and/or represent them in on-market deals, a-lot of times wholesalers will send me a "finders fee" but it's not required.


I try to keep good wholesale deals flooding my inbox to send them. Can you please email me your deals for my buyers?

Please keep in mind:

- If you send deals from other markets, I will block and/or mark your email as spam/phishing.

- If you start spamming me with "deals" that are locked up to high, you will also be blocked. (Go back & watch YouTube) LOL

I need professional wholesalers sending me deals! I used to wholesale before I got my license so I am very familiar with the process, I am a wholesaler friendly agent.

I also am a cash buyer myself so if you send something in Memphis that I like, we will also be in contact.

What is the difference between a "House Hack" and "BRRRRR"? I've seen both talked about, are they the same thing just explained differently? I'm not really sure what's involved. 

A House hack is where you live in a duplex, triplex, quadplex, etc and live in 1 side while renting out the other side(s). A BRRRR is a acquisition strategy. They aren't even the same topic.... however if you have plenty of experience you might can get creative and combine these strategies. I don't recommend letting your head explode trying to understand this in the beginning. Just start with the basics. Good luck investing!
