I read another of your post stating your from Baltimore. Im sorry if i ain't much help but can give you some quick advice. First what i would do is try finding your local REI club and start picking there brain on information your looking for. Second if that doesn't work try finding an investor friendly agent or real estate lawyer that can help you revise your contract 'to make sure you have all the necessary mandated language on it. T-bone77 can you tell us more about that scammer that did that to you. Like what's his name and what kind of buisness is he into? I do get lot's of email's from this board with people trying to do buisness with me. I just don't want to get involed with these bad buisness people. Thank's Appreciate it!

It's really up to you what you want to do after you have it under contract. You can either assign your contract for quick cash, or if you have some capital you can fix it your self and sell it a the retail value. So if you have this property under contract and (im assuming you did your due diligience)on it to see if it fit's your investor's buying criteria. I would assign the contract get my money and move on to the next.

Im very excited because i got a tip from a family member. He told me about a small city, or town a couple of hours away from San Francisco were there's property from $90k to $200k WOW! With lot's of Motivated Seller's and a lot of raw land as well. So me and my wife just finished packing and ready to hit the road.

Look's like im going to be very busy studying that market very closely. I still find it hard to believe that there's property in California at that price range. But i was alway's told to jump on leads,tip's,etc. And do my Due Diligience very very closely. So let's see how good of a Researcher i am. Wish me luck.... :beer: :beer:

Jessica (pm) me with your email so i can send you a copy of one that i use. I have a one page purchase contract with with a couple contingiencies that i added on there, you can use it as a reference just to give you the heads up on how it's done. Also i would recommend to add all the legal state language to it. GoodLuck.. :superman:
