Put that theory into action and let go of all that negative thinking. That is well known to cause that fear factor that will hold you down from making you succeed in the world of Real Estate Investing.Im pretty sure a lot of investor's on this board learned it by actually going out there and getting the hand's on experience and putting that education to work.So go out there and start taking those deals down and if you have a question concerning your deal just post it and you'll see how many people are on this board willing to help.And about having that full time job that won't let you find deals,hire a birddog they usually get paid by the actual real deal you close on and that's about $500-$1,000 bucks that you'll be paying them if you close on a deal...GoodLuck... :D :D

Let's use this for example= $100kx70%=$70k-$5k repairs=$65k-$5k assignment fee=$60k MAO.
And as for buyer's run a newspaper ad or call those Bandit signs. Also reading the classified section on your local newspaper, the point is if the numbers look good you won't have a problem finding buyer's. :D

$101,000 is more than enough to get started flipping in fact you probably won't even need it all if you use a Hard Money Lender :idea:.Im a Wholesaler here in California as well in Long Beach. If your interested in flipping i can provide you with the deals and even a Hard Money Lender to get you started. But i would suggest you start educating yourself a bit more to know how the whole process works and PM me when your ready..GoodLuck and Happy Hunting.. :D :D

Yes you can, you just need to split the asignment fee with them.In fact i just started to try to do the same thing since my investor buyers are demanding properties.Also a lot of wholesalers will probably not want to do this for the fact that they want all the profit for themselves. And you'll also have other wholesalers offering you a contract they can't get rid of because of the lack of DUE DILIGIENCE on there target property..GoodLuck... :D

I would suggest you start by Birddogging or wholesaling and then move up to bigger things like Rehabbing,landlording,foreclosures and so on. Also start reading some of the other peoples post on Birddogging and wholesaling to give you a quick glimpse on how it works..GoodLuck and Happy Hunting! :D :D

MikeOH has an ebook? sounds interesting.
With those kind of numbers i doubt you'll be able to Wholesale it. :protest: You should always stick to your formula when wholesaling always..HAPPY HUNTING.
