Warren Davis, how was that last meeting i apologize for not being there again.Had a big get together with the family on Mother's Day.But i hope to see you guy's on the next one, so has our group growning bigger or same people.Let me know so we can try getting some new California investor's in our group and making it the ,biggest BIGGERPOCKETS club in SOUTHERN CALIFORNIA..HAPPY INVESTING.. :superman:

eagleone,as far as the $10 bucks earnest money it's been said that you could put up as much as that.However i never go that low the least amount i think i ever put down was $5k. :protest:I think you misunderstood my last post or maybe i need to do some spelling check on it.Had like 4 beers and is getting a little blurry.LOL.. :beer: :beer: :beer: :beer:

Marvin on the Purchase Contract that i sign with the motivated seller i always use "JORGE AND/OR" whoever my buyer is to add him on there.If that's what youre talking about.And about the contracts that i use are always Purchase Contracts i never used options before but heard there not recommended why i don't know. :D

Tell me about it i haven't been able to sleep for about 6 months now doing (CMA) on like 10 properties a day.

I decided to start asking new investor cash buyers how much they want to make of a property here in California because i figured why am i going to give these guy's $100k in profit in a exchange for a $15k assignment fee.A lot of them disagreed telling me they will only buy properties at 70%LTV so i argued and told them that here in California is hard to come across those kinds of deals.And i pursued to scratch them off my list and found some that just wanted to make $30k of a deal after all cost.Not bad HUH.Heck if i found one of those deals i'll close on it myself..

ps. It only applies here in CALIFORNIA because our prices are pretty high.

Eagleone build your investors buyers list and do your DUE DILIGIENCE on the properties before you put them under contract so you won't have to worry about backing out .And yes if you do several of these you will ruin your reputation.I know of a guy that braggs about putting several properties under contract in my area but can't assign his contracts because he gets them at 97%LTV pretty smart guy HUH.. LOL Yeah he's screwed, nobody take's him serious anymore, heck even the property owners know about him. "It's a small world".And about Earnest Money you could put down as much as $10 bucks but i always have my investor buyer's put it down for me they usually put down the whole purchase price as Earnest Money to show there dead serious.yeap the whole purchase price..HAPPY INVESTING..
