@Linda Weygant that is such a good point, I did not think about that, I am glad I am not off base, I have my letter prepped and will just include invoices for the work done.

@Matt Clark it's the same in Newark, NJ - timeframe is 30 days.

I have a real knot in my stomach with this one. I have been renting for 6 years. And have never seen something like this. I know this pales in comparison to some of the war stories on here. But I really need help making sure I have everything documented. There are a lot of pictures so I posted them on my google drive. My issue is this, I inherited this tenant, so I don't have a move-in letter. I do have some pics from before she moved in. So far I have spent $500 in cleaning fees. My painters charged me $1,100 to cover up all the holes and paint the apartment. $1,200 plus materials to re-do the hardwood floors. This house was built in 2008.

I have never taken a tenants security deposit, but based on what you see here apart from painting the apartment, everything else I have had to do because of damage caused by the tenant and excessive filth beyond normal wear and tear. Am I being fair?

How much would it cost to just repair the holes? Do I need to get invoices and receipts from all these guys or just some before and after pictures?

NJREIG meets every few weeks in the Ramada at Newark Airport. I personally haven't gone but always read great stories in their discussions and comments section. They also host bus trips and I have actually participated in some of their webinars which have lot of free info too.

I guess I am another statistic who joins BP and disappears. I finally took a vacation from work and am in sunny Dominican Republic. I love this place and hope to buy a villa or penthouse that I can double as a vacation rental.

I'll start off with appreciation to all who welcomed me. @Ibrahim Hughes I have been following Newark posts and can see you are very active Essex participant, look forward to reading more from you and connecting.

@Bryan C. I wanted to answer your question. In 2008, I think?, I decided it would be a good idea to buy a house on eBay for 5K, in Cincinnati, I was 20. I decided I needed to take action in RE or I never was. I figured I had an internship with P&G I could take all that money, fix the house up and then sell it. And then I saw it and realized I was completely out of my league. I knew nothing and so it has just sat there. It was razed last year, and now I have land in OH, no connection to it, etc. I haven't decided yet what to do there. I chalked it off as a learning experience, if I wouldn't have purchased that house in 08 I would never have purchased my triplex in Newark in 09, so I am actually glad about it and have no regrets.

A follow up to my post I had a lady in my triplex 5 months without paying rent and I finally got her out!!!!!! I am so excited and learned a lot there as well. Hope to start a thread in land lording about my experience with Essex County NJ Newark evictions, etc.

Hi BP,

I tell you I am in shock and awe to the multitude of info available on this website. My ventures into Real Estate had sort of a rocky start. It all Started with Rich Dad, Poor Dad. Then  a free seminar, which led to a whole weekend seminar (Rich Dad). Luckily I had no way of affording more classes so I just paused there. On a whim I bought a property in Cincinnati, OH (where I was interning at the time). Long story short that didn't go anywhere.

Fast forward to now, I live in NJ, where I just recently purchase my second three-family. I have learned so much in the past few years but have oh so many questions. Going through my first eviction ever right now (fun!) and just inherited two section 8 tenants.

My immediate goal is to wholesale or flip a property (or hold it if it works) to help finance more of these two-three families in Newark, NJ. Look forward to talking with all you Essex County experts [I've been stalking you :)]
