There are few ways you can go about it. DSCR, another cash out refi, etc. Happy to chat through the pros and cons of the different scenarios.

For me it all comes down to numbers. If you can make enough money each month locally, then buy local. If you need to go out of state, for those in high cost of living areas, then factor in fixes, property management, etc. If those numbers work better than local, buy out of state. Either way, as long as the numbers work, its better than doing nothing at all. Let me know if you have any questions around financing. Generally VA loans aren't allowed to be used for investment properties. However, there are definitely other options and some that don't require income verification. Let me know if you need me to share a resources. Happy to help answer any questions as well.

As a broker, I have access to reviews through the brokers in my brokerage. So I can get an idea of who I can trust. That being said, hard money is not nearly as popular as other products so it’s not as simple as finding some consumer report. Happy to share reviews I’m seeing if your are interested.

For a rental property, DSCR is the perfect loan product for your situation. Most investors I work with use this product and right now the rates are very good compared to conventional. You won't need to worry about your income, the asset just needs to produce enough to cover the debt monthly. Let me know if you need more info, will be happy to help answer any questions.
