Nice get @Anthony Pintaro! How did you find the process for purchasing tax deeds? I've never done it, but am intrigued... did you take a course or learn from someone?

Not sure, it is a new tool. I'd go to rentometer and also check apartments.com for what similar places are going for. Triangulate your data from multiple sources to get the most well-rounded POV.

Hi @Kenneth Hynes, I'd look at your goals and see which option more aligns. If the extra cash via a refi would help give you velocity to purchase another property faster and that is what you'd like to do - then go for it. But if you'd like to see how this one turns out and wait it out - it really depends on what you'd like to do and how fast you'd like to move. You have a great plan and seem to be thinking about it the right way. The VA option is really enticing.

I have not @Kathryn Pierce, but would. I like mine on spring cycles as well and recently included utilities in one unit rent to entice the resident to sign an 18 mo. lease to get them on a spring cycle (and make them a longer-term resident).

Hi @Ferry Vendy, the refinance will make you want to find something fast now that your mortgage payment will be more (most likely). Stay patient and make sure you have the goals you want in place. In the beginning it is about learning. Your first project will help you learn a lot, so don't get discouraged. Your question can be answered by your goals and lifestyle. If you want to be an active investor then any of those options work, but which one fits your goals - only you can answer that. I'm partial to multifamily, but someone else may be partial to flipping... Make sure your numbers work and stay conservative, don't get ansy.

You're making some broad assumptions. I own nothing but multifamily assets and none of them are low income. You can target low income if that is what your strategy is, but you can also target a Class A multifamily building. Set your goal and then choose the strategy that fits what you would like to do. If your immediate area does not support your strategy, it's time to look outside of your area. Make sure the numbers work and do your homework.
