Lots, but the main thing is to take action and be persistent. Think of it as a long game and continue to remind yourself of that. Do something, even a little thing, every day that moves you forward toward your goals. 

Oh... and definitely have a contract with a contractor in writing, with a bonus $ if he finishes ahead of the agreed-upon timeline, and a $ penalty if he finishes early. :)

Hi @Anna Urbina, there are lots of reasons a person may pick a city: where they have family, where they grew up or went to school, where they like to vacation (tax deduction), or strictly on the data. Neal Bawa did a nice course on this topic on Udemy, check that out for sure. The more you know about a market and where to buy/not buy is very important. Real estate is local so be sure to understand the market.

ACH is preferred. Direct Deposit to the bank account. Venmo, through resident portal on software. If no internet, then paynearme, or ask them to direct deposit into your account.

@Reggie Davis You don’t need to pay $000s for education if you don’t have it. You do what you can. There are tons of free podcasts, library books, websites, YouTube, etc that can provide the info you need if you follow it. Let me know if you have any questions, I’d be happy to recommend some.

@Jalal Muhammad Also - check out your local REÍA or BP Facebook group and post about looking for cash buyers. You can also just search those groups using the search functions for similar post by wholesalers, there are bound to be lots of cash buyers there.

@Hobart King You can dispute the appraisal. I always pull my own comps, create my own spreadsheet and also include all the improvements and associated costs to provide the appraiser. If you feel the appraisers are only focusing on the downside properties, then you can dispute.
