Not in Canada. In the US we did back in 2009, but it was very time consuming and was tough to do on food, given most of the coupons are for very unhealthy food. It's definitely good for non-perishables like toothpaste and shampoo.

Hi @Max Dama, If there is a specific area that you are looking to obtain work, target it and market to it. Seeing as you're averse to Thumbtack and HomeAdvisor - make sure you are not averse to marketing in general. BP is a good place to go and search out landlords in your area and reach out to them. Updatey our profile, make it professional, get a website, etc. These things will go a long way in establishing credibility and willingness in more landlords wanting to work with you. In terms of another platform or forum - nothing is as big as BP, but local REIA FB groups and the NextDoor app will be your best bets. If you're looking to only service a specific area, go get a list for the properties in that area and start marketing directly to them.

Hi @Malia Irvine, there shouldn't be a seasoning period if you work with a lender familiar with delayed financing or a portfolio lender that bases the value on the income the property generates. Can't comment on how tight the numbers are without understanding the reno and the rent amounts, maintenance, etc. - all the numbers... stay conservative in your calculations and you'll come out ok.

Hi @Alex Inangelo... the answer will change depending on the person's goals and where they are right now in their investing path... Without going into a ton of detail, we're looking for 20-99 units, min. 8% CoC, 15% IRR, looking in the Tampa MSA...

Ozone machine has done marvels for me... I tried all sorts of other stuff before it (vinegar, onions, air freshners, cleaners...). Ozone = da bomb.
