Lots... but here are 2 very good agents: Venus Morris Griffin and David Steele. Neither is an "investor agent" - more traditional residential, but both are very knowledgeable and super responsive.

Hey @Anthony West, at that point (or before), talk to your lender about packaging those into 1 commercial portfolio loan. I wouldn't worry about the # of mortgages, you just have to make the jump to commercial.

Love the focus @Matthew Manzi! I invest north of there in Watertown, so I've no doubt you can find some great cash-flowing real estate in a smaller northern town. I'm not sure if AmeriCU is down in Binghampton, but if they are, they have been great to work with in Watertown. Best of luck!

Congrats on making the leap @Eric Inigo! A few things... My recommendation would be to do your research and ask for feedback here on BP for specific TK companies you are interested in. Keep in mind that TK properties are a business and you are the owner now, it isn't completely hands off. Also, pick a market before a TK company. Get the market you really want and then make sure you know the market very well. Best of luck!

Hey @Riaz Salehbhai, check out Cozy (it works great and is free). It should have what you need. Also - some of the paid software though will send out your listing to all those listing sites as part of the PM software service.

Check out LeadSherpa's skip tracing, it is cheap and very thorough, especially if you already have your list of properties.

Ask the county auditor straight up. Don't beat around the bush. You want to buy the property but are concerned with zoning restriction complications. Ask them to put something in writing for you that it will be OK. Usually these folks are very helpful in my experience and will work with you to resolve the issue.

@Edwin Ortiz without knowing more, the candidate with the 100% on time payments is a safer bet. There are lots of other things to screen on though. I'd recommend reading Brandon Turner's book on managing rental properties or Landlording of Autopilot. Those books have everything you need in terms of screening tips and tricks. Good luck!

Agree with @Jon Crosby, HELOC. Check out Pentagon Federal Credit Union, they do HELOCs on rental properties at 75-80% LTV depending on credit and other factors like DTI, but they are good to work with.

To answer your question about paying it down faster - treat the HELOC as your checking account. Have your W2 checks deposited there, bills and credit cards paid out. If you have positive cash flow each month from the other rental, have that deposited there too. Keeping that daily balance on the HELOC as low as possible will drive it payoff much faster.
