@Stoddard Barnhill affordable egress does draintile and had reasonable pricing. Not sure on your lineal footage though.

@Grant Johnson I believe your friend is correct, but like @John Woodrich mentioned, if there is room to separate the utilities by creating a hallway with a door to the utility room and a door to the bedroom it would work. I just finished a basement over the winter and went through this.

@Jara Quarve You should definitely just go for it. I wouldn't wait until you "aren't at the top of the market." I bought my first duplex in the Twin Cities a year and a half ago. Since then I've been able to update it and add value and learn how to be a  property manger with training wheels since I house hack it. Now I'm almost ready to look for another property. 

Just make sure if you are going to buy that it can cash flow when the market is up and when it is down.

@Alex Jones my "why" is so I have more flexibility in my work schedule to spend time with family and friends and grow those relationships. If I don't do this, and I work up the ladder in corporate I'll only get promoted but have less time with each promotion to be with my family and friends. I also want to be able to travel a little more, financial security, help others, and do other items on my bucket list.
