M&S air conditioning. Ask for Mike Jr. and tell him Josh Darville referred you. His dad owned the company for 30 years and he is second generation. They have 8 trucks or so, so he’s not a one man band and they do great work, permits is needed and service on call always. Can’t say enough good things about this company after having worked with so many one man shows who aren’t really that much less when you take everything into account.

I live in Coral Springs and own property in Lauderhill and pompano beach. I would say, pick a niche to get rich. That can be anything from section 8 to high end and everything in between. You make your money when you buy, always. Location location location. I'd read MREI by Gary Keller a few times and start going to see property. LOTS of property!! You need to see so much property that when you see a deal you know it. - Josh Darville

Yes IF!!!! And it's a Hhhuuuuuge if. If the house is priced right to rent. Are you asking more then the market is saying the property is worth... if you are then of course a person who makes bad financial decisions is going to choose your place. So no... but if it's priced right, then yes IF!!!!! If there aren't better candidates. Have you properly marketed the property with signs, flyers, ads, put it in the MLS? If the answer is no... DO IT... and then you can rent to someone with bad credit IF, they have A great long term employment. Lots of cash to put down additional deposits. Or pay additional months rent up front. You want proof that they make enough to pay you. Good references both personally and professionally. A great letter of explanation as to why they have such a bad relationship with debt and can't seem to pay there bills on time. I'd ask, so you have bad credit which means you either choose not to pay for things or can't seem to pay on time. Why should I believe you can afford this house. You got to be tough. I'd charge an additional 10% right off the bat, and hire a property management company. You don't want to be that close or personally involved with there sob story. This is a business and each unit must turn a profit.

Ok Folks! I'll email everyone that emailed me as well. I managed to get us a room, and myself and Brian with Supreme lending are going be sponsoring this event. We will do a quick talk about market conditions, what's working, what's not and then do a little Q&A about making this a regular occurrence and then just turn it over for some open networking.
