With a midterm rentals I'd expect somewhere between $5000-$6000/mo for a 4bd. Could be higher or lower depending on the amenities and exact location. The midterm rentals market is largely untapped here in the Tampa Bay area. Occupancy rates are also excellent with this strategy but in most months you do make a more on a short term rental at the expense of more time for managing it.

Location is factor but there can really only be generalities made here. A lot of the "bad" areas are street by street. Even then, depending on your goal/buybox and budget, you might consider some of these properties.

Depending on your goal and details to your buy box, I have a hard time seeing you get a cash flowing property with what you've described. A turnkey house in that range, for example, won't cash flow more than likely unless you're putting 20-25%% down. A condo is similar due to the HOA eating up your profit margin. This changes depending on how you're renting it out and what level of work is done to the property.

Depending on your goal and buybox, you're likely going to be pretty limited by location already. It's at that point I would discuss with your realtor what fits in your criteria and which ones have what pros/cons based on location.

As others mentioned, Tampa is on the radar across the nation for many reasons. Somehow, there are still opportunities for new investors. The amount of population growth and projected growth over the coming years is strong. That is supported by the billions being invested into infrastructure, new buildings, etc. The skyline here is set to double in the next decade or so. The mix of amenities and tax friendly laws are attracting businesses, investors and out of state migrants. For a long term hold investor looking in Florida, Tampa is a strong location to consider for cash flow and appreciation.

I respect your opinion but it is definitely a separate category commonly accepted among investors nationwide. While a mid term rental may resemble a typical LTR with a lease, it is arguably more similar to a short term rental due to factors such as insurance, local municipal laws defining tenancy lengths, and how it is distinguished from a management standpoint (cleaners, furnished space, utilities and other amenities included, etc).
