As mentioned above, it can vary by property. I get this kind of question a lot from my clients as I do a lot of short-term and mid-term rentals here in the Tampa Bay area. An easy answer is yes, almost undoubtedly it will be worth the extra capex and opex to get more rooms for the same purchase price. My suggestion is you find a good realtor here on BP that serves the area you're looking for, does STRs often, and owns their own to get these answers for your market.

30 night minimum stays is what most are generally referring to here. There are restrictions in all of Pinellas county and Hillsborough but the min nightly standards vary by city and that's what investors are usually worried about.

I invest in the Tampa Bay area and am also an investor realtor - I mainly do STR and 5+ unit residential as that's where the bulk of cash flow opportunities are right now for investors. Yes typically there is a separate tax you pay the county on a monthly basis. Try emailing the county and keep calling 👍🏼

To operate legally you will first need to obtain a STR license through the FL DBPR, then, you contact polk county for a license. See below:

All three of these are going to see very similar levels of appreciation, rent increase, etc. All very near to each other and all high demand. I think the individual dela you buy in any of these is going to be more important than speculating which may have 1% higher annualized appreciation (just throwing a number there).
