Assuming the 20% is accurate you'll lose more in opportunity cost and interest rate increases than anything by walking. If $1500 is the difference I'd say think about if this is an emotional/fear-based hesitation to not take action. Also, I'd just get your realtor to renegotiate it down OR offer below asking with no furniture instead
Give the seller 2 options that favor you.

Are you working with an investor agent? I'm glad you're running the numbers because some out of state investors don't and you can get burned when you arent working with an investor agent.
I'll keep it short but as you're seeing it's difficult to find a reasonable SFR, turnkey and cash flow as an LTR. There are some exceptions and other paths to get what you're going to want though.
I work primarily with out of state buyers in both LTR and STR in the greater Tampa area and we have our own lending and property management (best PM in the area hands down) if you're needing additional resources just let me know.

As others mentioned the easiest way is to use the agent finder tool. Another way that will be more manual for you is to, like others mentioned, parse through STR discussions in areas you're interested in and look through the profiles you seem to like and reach out via direct message. ππ½

As others may have alluded to, there's no clear cut right or wrong. You have good points in building for yourself and like you said, if you can still get it within the right location then that's a big plus because typically new construction is rare in places like Pinellas County.
Some things to weigh in too is opportunity cost. There are opportunities on the market to buy into and quickly make a profitable STR in Pinellas vs the lead time to build. If you're building, then like you mentioned it's worth going the extra mile and do something more unique or experience-based to capture a higher ADR relative to the competition.
I'm happy to offer my opinion on whatever project you're considering in the areas around Tampa to go into more specific pros/cons anytime.

Took a look through this and for the most part the data/estimations look accurate. I'm a local realtor and investor here and do a lot of STRs in this county. Curious what the current purchase price and rehab cost is for this? Looks good and good luck on the fundraising! ππΌ
