Post: STR renter keeps extending—and extending (always pays his rent)

@Doug Fluckiger
I would definitely look into the landlord/tenancy laws in your state and potentially reach out to experts depending on what you find.
I own and manage a STR here in the Tampa Bay area and am actually finding an untapped market in the MTR space and so I do leases for these 30+ day occupancies. Your situation is trickier because they keep extending so it might be hard to do, but I'd try to have that conversation with this tenant and would definitely create an offplatform booking for them and future guests.

As mentioned above, it can vary by property. I get this kind of question a lot from my clients as I do a lot of short-term and mid-term rentals here in the Tampa Bay area. An easy answer is yes, almost undoubtedly it will be worth the extra capex and opex to get more rooms for the same purchase price. My suggestion is you find a good realtor here on BP that serves the area you're looking for, does STRs often, and owns their own to get these answers for your market.

30 night minimum stays is what most are generally referring to here. There are restrictions in all of Pinellas county and Hillsborough but the min nightly standards vary by city and that's what investors are usually worried about.

Hey Adam nice to meet you! I'm actually now in Port Richey not far from ya! I invest in the Tampa Bay area and am also an investor realtor - I mainly do STR and 5+ unit residential as that's where the bulk of cash flow opportunities are right now for investors. Also do primary homes, house-hacks and 2nd homes for out of state clients. Feel free to message me anytime you have a question or want to bounce an idea off me 👍🏼

Hello everyone,
I recently started my journey to my first investment property. I am at the point of trying to narrow down a lender and I thought before I made a decision, I can listen to the advice of anyone willing to share. I am a veteran and will be using my VA loan to house hack a small multifamily property in the Ft. Lauderdale area and I will love it if anyone could recommend a few VA loan friendly lenders? Also, if there are any lenders you recommend I stay away from I would also like to hear that advice as well. Thank you in advance friends!
Raymond above works with VA often and is a flagship lender in the area you're looking at actually!

Yes typically there is a separate tax you pay the county on a monthly basis. Try emailing the county and keep calling 👍🏼

I have ben told to apply for and obtain Florida state business license/permit and a county business license/permit to operate STR in Polk county, FL. Can anyone already in this area help with advising if I need anything else? Thank you!
To operate legally you will first need to obtain a STR license through the FL DBPR, then, you contact polk county for a license. See below:

Quote from @Tristan Pearrow:
Hey BP agents,
I'm a local lender with clients ready to buy down here in South Florida (Offices in Boca/Delray), and though I have several agents I work with locally I would really like to connect with someone who has a similar drive and sales ability to myself. I've noticed how important it is to have an agent on my team who can sell and communicate at a high level, so I want to find that visionary agent who's a real closer. Ideally you're also comfortable to get on video or speak to a crowd (webinars, promos, events, etc)
Right now I have an excellent long term client looking to buy an investment property and I'm going to refer him to whoever I think is the right fit. Message me if you're interested in connecting.
Tristan
Hey! If you have any clients looking in the Tampa Bay area I specialize in residential relocation buyers and residential investment purchases (short-term rentals and long-term rentals 2-5+ units). Will definitely be able to reciprocate clients to lenders that are looking for mutual partnerships/referrals!

@Raymond J. Rodrigues
All three of these are going to see very similar levels of appreciation, rent increase, etc. All very near to each other and all high demand. I think the individual dela you buy in any of these is going to be more important than speculating which may have 1% higher annualized appreciation (just throwing a number there).
