@Isaac Pyle for me, first ever loan was from family for an investment property down payment (25%), 6% interest, paid monthly over a 30 month term. Luckily the building largely cash flowed this back each month..

@Jonathan R. In my area, they are only allowed to go off the 1st inspection fail list and cannot point out additional items unless emergency related. May want to confirm..

@John Hill, Jr.  - Lots of complexities to really succeed in this space IMO. Need to understand the whole process specific to your local housing authority, how to find tenants, how to deal with inspections, set them up, etc. Too much to type, but just lots of intricacies to it. Doesn't mean you can't learn though.. just a bit of a learning curve to really excel IMO

@Nick Wilson Chicago! 🤙🏻 only downside is eviction laws, but since you are searching for cash flow, go section 8 and you can get amazing cap rates and less concern about evictions!

@Scott Smith How would the mortgage company ever know? Wouldn’t they need to be checking the county recorder to see if you moved the property into a new entity?

@Nathan Asher Robson buy 2 Section 8 properties, rent them for $1,200-$1,400 each.. leverage and repeat! 🤙🏻
