@Anessa Salinas no more seminars and sales pitches! PLEASE! Just do it! Take the leap! Bite the bullet! You can do it. You’ll need to save up a little cash but don’t necessarily need much. Figure out which strategy works best for you. Flipping, cash flow, appreciation, etc.. You need to know that before moving forward. I also don’t think you necessarily need to quit your jobs to invest. Why not earn income and push all those funds to investing?

@Latimer Luis IMO - be prepared to have your head beaten in for the first couple years. But will be so valuable. As mentioned, in the long run, $800 is nothing!!! You can’t sweat the small stuff in this game. Keep your head up, keep churning.. but be prepared to take some licks.

@Steve Emling having faucets dripping is key. I’ve seen people drywall/insulate areas around pipes in unfinished basements as well as bring a heat source of some kind into the basement. But depending on locations, I think an occasional burst pipe is somewhat inevitable ..

@Daniel DiCosimo I would seriously consider your end goal. For example, if you plan to hold a significant number of buy/hold cash flow positive properties, I would suggest focusing on investing in one area so you can build out your team in that area. Over time, you’ll have a realtor, lawyer, handy man, etc. I think having that infrastructure in place is underrated. Also makes it easier for you to really learn a particular market. So basically, are you open to building out your portfolio in this area. This is just my two cents and I’m sure some people do well buying all over the place..

@Daniel DiCosimo I’ll let someone else chime in on the price/financials, but do you have a handyman or PM that will be able to work on this property? Seems like a small town/far from you but maybe I’m wrong.. just making sure you’re considering the actual operations of it and not just the deal structure
